Propgic

Real estate · by Oadbox

The operating system for real estate developers

Lead to handover on one data model — CRM, bookings, construction, accounting and payroll for developers.

At a glance

  • 9 modules
  • 4 portals
  • RERA + GST native

Built for

Mid-to-large developers and brokerages running multiple projects at once.

The problem

Used by sales desks, CRM teams and collections leads at developers.

A generic CRM declares victory at booking. The sale actually continues for two years through allotment, agreement, registration and construction-linked demands — with the unit, not the lead, as the record that matters.

Propgic replaces the spreadsheet-and-email stack developers accumulate with nine modules on a shared data model. A booking updates inventory, triggers the demand note and posts to accounts without anyone re-keying it.

Four purpose-built portals mean sales teams, customers, brokers and leadership each see the slice they need — from the same records, at the same moment.

A day on Propgic

One Saturday at the site office, hour by hour

Developer software gets demoed in a boardroom, but it earns its keep in the sales lounge, the site cabin and the accounts room. This is where Propgic sits on a normal booking-season Saturday.

What we counted first

Propgic began the way every Oadbox product does — sitting in sales lounges, site cabins and accounts rooms through a booking season. Four numbers kept coming back:

17

Spreadsheets per live project

Availability, price list, collections, broker payouts, indents — each owned by one person who mailed it around as v3 final.

One unit, four availability lists

The lounge whiteboard, the broker WhatsApp group, the sales head's sheet and the accounts file. By Friday they disagreed.

11 days

From slab cast to demand note

The milestone was reached on site long before anyone downstairs raised the money against it.

2 hrs

A day spent on availability calls

Brokers ringing the site office to ask what is still free, answered by whoever picked up the phone.

Counted on our own early site visits, before Propgic existed. Every developer runs differently — your numbers are the first thing we ask about.

  1. 9:15 am

    The sales lounge

The night's portal enquiries and yesterday's hoarding walk-ins are already allocated to the executives who will call them. Each follow-up sits against the unit the buyer actually asked about, so the morning huddle is about who to call back — not about whose diary a lead disappeared into.

  2. 11:40 am

    Sixth floor, Tower B

A couple walk the sixth floor with a site sales executive. They settle on B-604, and he puts a hold on it from his phone before they reach the lift. The broker who brought them watches the unit change state in his own portal, so nobody rings the office to ask whether it is still free.

  3. 1:05 pm

    The booking desk

They decide over lunch. The booking form is filled once and the cost sheet comes out with the floor rise and the GST already on it — not retyped in Excel and then checked twice by the sales head. The payment plan against construction milestones comes with it.

  4. 2:30 pm

    Four desks over

Nobody carries a file anywhere. B-604 has left the available list, the payment plan is scheduled against Tower B's milestones, and the accounts desk finds the booking already waiting in its ledger. The accounts head's first job on it is to check it, not to enter it.

  5. 4:20 pm

    The site cabin

The site engineer raises an indent for the seventh slab's steel and passes the contractor's bill for the sixth against its work order. Finance sees both the moment they are entered, rather than in a folder at month-end. The same app carries the site staff's attendance, which is what their payout is built from.

  6. Three weeks on

    The slab is cast

Three weeks on, the slab is cast and marked complete against the plan. The demand notes for that stage reach thirty-four buyers the same evening — amount, due date and GST worked out — and the chase reminders follow on their own. Nobody kept a calendar alert to remember this stage.

  7. Month-end

    The leadership screen

Collections against demands raised, unsold units by tower, contractor bills passed and pending — one screen, current to the hour. The monthly review starts with a discussion instead of an hour of someone merging four spreadsheets into a deck.

What quietly disappears

None of it is dramatic. It is the same project and the same buyers — minus the artefacts everyone assumed were part of the job.

The availability sheet reprinted every morning

The cost sheet retyped in Excel for each buyer

The broker WhatsApp group used as an inventory list

The calendar reminder to raise demand notes

The booking file re-keyed into accounts at month-end

Key workflows

What it actually runs.

01

Projects and inventory

Towers, floors and units with live availability, hold and block states, and pricing that follows your rules.

02

CRM built for site visits

Lead capture, allocation, follow-ups and site-visit tracking, tied to the units a buyer actually looked at.

03

Bookings that flow downstream

A confirmed booking updates inventory, generates the cost sheet and schedules the payment plan on its own.

04

Automatic demand notes

Construction milestones raise demand notes, chase reminders and receipts without a manual trigger.

05

GST-native accounting

Invoicing, vouchers and ledgers with Indian tax handling built in rather than bolted on.

06

Construction and procurement

Work orders, contractor bills, material indents and progress against plan, visible to finance in real time.

07

HR and payroll

Attendance, salary structures and payouts for site and office staff, in the same system as the projects.

08

Isolation by design

Schema-per-organisation tenancy, RERA-aligned records, mobile access and Hindi support.

Why Oadbox

We know the industry

Propgic was designed inside real estate operations, not adapted from a horizontal tool.

How real estate works

It runs on our core

Tenancy, permissions, statutory compliance, offline mobile and audit trails are inherited, not rebuilt for each product.

Inside the platform

We still operate it

The team that built Propgic runs it — monitoring, support, releases and the next version.
